A written property review gives the client and their advisors the same information before committing to repairs or choosing how to sell.
What the review covers
- Condition and records. Review known repair needs, available property records, and access.
- Comparable sales. Explain relevant sales and differences in condition, size, and location.
- Selling options. Compare preparation estimates, an as-is listing, and a written cash offer when available, including costs, timing, and unresolved questions.
- Property plan. Recommend a preparation scope and listing approach for the client to consider. The review is offered at no cost and with no obligation.
What stays with the client's advisors
I handle the real estate sale. I do not determine legal authority, give tax advice, handle the reverse-mortgage loan, or prepare probate filings. Counsel confirms signing authority and legal procedure; the tax advisor handles tax questions.
When there is a reverse mortgage
For a house with a reverse mortgage, I review pricing, condition, preparation versus selling as-is, and any written cash offer. The property plan uses the timing confirmed by counsel and the servicer. They handle the loan, repayment or keep-the-house options, spouse protections, and deadlines.
How to refer
With the client's permission, introduce us by email or phone and include the property address. Share your role and the client's preferred contact method. If there is a reverse mortgage, ask the client to send the due-and-payable notice and last statement directly to me.
